Why Aliens Group

Aliens Group is one of the leading real estate developers of Hyderabad. It is a professionally managed firm with a history of over two decades and many completed projects spread across Hyderabad. Aliens Group differentiates itself from the competition by constantly keeping the customer at the center of all its design and policy decisions. We have consciously decided not to deal in average and ordinary projects that are no different from the large number of unremarkable and inconvenient residential complexes that are found in large numbers in all major cities. We don’t cut corners or take our customers for granted. We want our residents to live an inspired and blissful life. This is evident in the spacious flats and plots, the superior amenities, the world class consultants, the use of cutting edge technology and the unique design and layouts. Simultaneously we offer competitive prices by leveraging operational efficiencies and the economies of scale of our large projects, and also by taking a long-term approach to institution building. History of the group

Aliens Group was founded in 2004 by the two visionary brothers Hari Challa and Venkat Challa. As young builders with a fresh perspective on real estate development, they realized the need for a new paradigm in residential projects to replace the carbon-copy approach of making buildings that all look the same but have different names. This approach was completely unheard of at the time and hence was alien to the industry, hence the name Aliens Group. The approach adopted also justified the name as the designs and home automation technology adopted suggested something out of this world. This led to many unique and differentiated projects dotting the map of Hyderabad, including Aliens Elite, Aliens Blend, Aliens Valley and Aliens Fastrack. This journey of design and execution excellence culminated in the two crowning jewels of the group today, the mega high-rise project Aliens Space Station in Tellapur and the huge golf-themed land plots smart city project Aliens Hub on the outskirts of Hyderabad. The projects have been received with great enthusiasm by customers and have received financing from prestigious institutions such as SBICAP Ventures, Nisus finance and Phoenix ARC. The projects are being developed at a rapid pace, and this fast progress towards the completion of these two landmark projects has poised the group to aim higher and transform the landscape of Hyderabad and beyond in the decades to come.

Our financiers

Currently, the group is financed by three elite funds. They provide not only funding to fast track project completion, but also give us the benefit of their technical competence gained from the other projects financed by them to enhance our execution capabilities. It also helps us leverage their business network for mutually beneficial collaborations with other entities. Further, the investor relations competencies developed by partnering with them will help us raise funds easily for our future corporate growth.

SBICAP Ventures Ltd.
The Special Window for Affordable and Mid-Income Housing (SWAMIH) Investment Fund I is a social impact fund specifically formed for completing stressed and stalled residential projects. The Fund is sponsored by the Ministry of Finance, Government of India, and is managed by SBICAP Ventures Ltd., a State Bank Group company. SWAMIH Investment Fund I has raised over Rs 15,530 crore (till March 2023) to provide priority debt financing for the completion of stressed, brownfield and Real Estate Regulatory Authority (RERA)-registered residential projects that fall in the affordable, mid-income housing category.

Phoenix ARC Private Limited (“Phoenix”) is sponsored by the Kotak Mahindra Group, a leading diversified financial services group, to undertake the business of asset reconstruction. Kotak Mahindra Group owns 49.90 % of the Equity Capital of the Phoenix and the balance is held by a diverse group of investors.

Awards and certifications

The Space Station project was adjudged the best mixed use architecture in India by International Property Awards Asia Pacific. It also was recognized as a highly commended project at the International Property Awards London, UK. Further, Cityscape Awards for Real Estate in Asia certified it as a highly commended project. On the sustainability and environment front, Aliens Space Station received the Green Homes Precertified Platinum certification from the Indian Green Building Council (IGBC). These international and national recognitions stand testimony to our commitment to excellence.
